What Questions Should I Ask When Getting My Parking Lot Sealed?

A parking lot is important for every business. This is where customers are able to park and enter your business. A business parking lot should look attractive and provide safety to their customers. When it is time to get the parking lot sealed, there are questions that should be asked to all contractors, including:

  1. When is the best time of the year to seal my parking lot?
  2. Will rain damage the sealer if it rains on a newly sealed parking lot?
  3. How soon can the parking lot be driven on after the sealing has been applied?
  4. How often should my parking lot be sealed?
  5. What should be done to prepare my parking lot for the sealing?
  6. Will the weather determine my sealing?

What Questions Should I Ask When Getting My Parking Lot Sealed?These seven questions are very important, and so are the answers. The best time of the year to seal a parking lot is anytime from April through the end of October. The temperature should be over 15 degrees Celsius so the sealing process is able to cure accurately. When the temperature is below 15 degrees Celsius, then the sealing simply will not cure. The rain has a big effect on sealing a parking lot. If it has rained the night before you are scheduled to seal the parking lot, the appointment may have to be rescheduled. Rain can affect the sealing, as it does not allow the sealant to dry appropriately. The sealant should be on at least six to eight hours before the rain hits it.

It generally takes 24 hours after the sealant is applied before one can drive on the parking lot, but all parking lots and conditions are different and your contractor will discuss the correct driving time for your parking lot. If your lot has an abundance of cracks, then the cracks will have to be repaired before the sealant can be applied, because sealant is not considered a repair project for cracks.

To prepare for the sealing process on your parking lot, you should remember not to wash your parking area with a lot of water. The parking lot has to be free of any water and moisture. Your contractor will fully prepare the parking lot for the sealing process.

How Do I Know How Many Cars My Parking Lot Can Hold?

Knowing how many cars your parking lot can hold may help determine how much sales your business can expect to have. Businesses want to make sure they have enough parking spaces to accommodate their customers. If the parking lot is full, then customers will go to another establishment rather than wait for a parking spot.

One ways is to compare the square feet of the floor space of your business, then have the parking spaces three times that size, or a 3: 1 ratio. What Causes a Crack in a Parking Lot?

There are many factors that can cause a crack in a parking lot. One of the most common reasons that a parking lot will get a crack is due to the sun. The sun can be very hard on parking lots, as it causes the asphalt to dry out. This dryness, along with chemicals, oil, and dirt will deteriorate the asphalt’s surface. The UV sun rays are constantly shining down on the asphalt and it can no longer expand, so it cracks instead. When the crack starts it will allow water to get into the base of the pavement, and as it gets into the pavement it will erode and possibly collapse if the parking lot is not being taken care of.

Heavy traffic on a parking lot can cause also cause the asphalt to crack. Many businesses complain that semi-trucks cause cracks in their parking lot. When the semi-truck pulls up to deliver products, they have to drive across the parking lot. A semi-truck can wear over 80,000 pounds, which is a lot of weight for any parking lot.

If the asphalt has been improperly applied, then it can create cracks. Asphalt that is too thick or too thin will cause cracks to form. The asphalt has to be applied correctly to prevent cracks from forming quickly. The weather can always contribute to the cracks, but if cracks form right after the asphalt has been laid, this means that the asphalt was not put down properly.

Tree roots can cause cracks in asphalt too. Tree roots grow under the asphalt, and as the tree root grows and expands, the asphalt will crack and even buckle up. What Signage is Required in a Parking Lot?

We all park in a parking lot at least once each week. We use parking lots for work, hospitals, carpooling, shopping, and so many other places. Who would have thought that parking lots have signage requirements? Every parking lot in the United States has a requirement, but what are they?

All signs are required to have line-spacing between two different messages, as this will show an end to one message. The text should not run to the edge of the sign. There needs to always be a space and margin on the sign. If there is more than one line of message on the sign, then the most important message should be the top first line.

The text on the sign should never be smaller than three inches in capital letters. This is so that a moving vehicle can read the sign with ease. If the text is to be read by pedestrians, then it should be at least one and a half inches in capital lettering height. The text on the sign should be familiar to see and understand. Using the same lettering that is on the highway signs is recommended. The sign messages should be at least 24 inches above grade, the perfect size for reading. You can select any background color, but one that matches the building or business is recommended.

Having handicap parking is mandatory for all parking lots. The handicap parking must be close to the building or business and accessible with ease.
