How Long Does It Take To Seal a Parking Lot?

It is important to seal a parking lot because it will extend the life of the asphalt, along with lowering maintenance costs of the asphalt. Sealing the parking lot will protect the asphalt from the hazardous effects of chemicals, water, elements of the weather, and other solvents. It also provides an attractive parking lot that is easier to clean.

The time it takes to seal a parking lot depends on the size of the parking lot. All parking lots are different and require different sealing procedures. Normally, two coats will be applied, but for larger parking lots it can take up to three coats of sealant. This will allow the asphalt to get a deep coating. Many contractors can have the sealing done as quick as one afternoon.

The drying time of the sealer should be a minimum of eight hours. This will allow the sealant to cure. During this dry time there should be no traffic driving on the parking lot. The sealer should not be applied if the weather is rainy or wet. If there is anticipation of rain or wetness in the weather forecast within eight hours of the sealant, then the sealant should be postponed. Rain is not the only weather condition that can cause problems with the sealant . The summer heat of over 90 degrees is not good unless the contractor first cools the parking lot with clean water. The water should not puddle up, but only dampen the parking lot. How Long Does It Take To Seal A Parking Lot photo

Additives can be added to the sealant to boost the performance of the sealant. Adding latex rubber additives can provide a faster drying for the parking lot. It will also allow the sealer to bond to the pavement better and more quickly. The pavement will be more resistant to oil and gas with this additive.

There are many ways that sealant can benefit a parking lot. The time to apply the sealant is fairly quick with a dry time of 8-24 hours. The sealant will enhance the beauty of the parking lot while also extending the life of the asphalt. A business owner wants their parking lot to look great and provide plenty of safe parking and walking for their customers. Sealant is a maintenance procedure that should be done every 2-5 years, depending on the condition of the lot area. It is affordable and will provide all your parking lot needs for you and so much more!

What Questions Should I Ask When Getting My Parking Lot Sealed?

A parking lot is important for every business. This is where customers are able to park and enter your business. A business parking lot should look attractive and provide safety to their customers. When it is time to get the parking lot sealed, there are questions that should be asked to all contractors, including:

  1. When is the best time of the year to seal my parking lot?
  2. Will rain damage the sealer if it rains on a newly sealed parking lot?
  3. How soon can the parking lot be driven on after the sealing has been applied?
  4. How often should my parking lot be sealed?
  5. What should be done to prepare my parking lot for the sealing?
  6. Will the weather determine my sealing?
  7. Can I seal my parking lot if it has a lot of cracks?

What Questions Should I Ask When Getting My Parking Lot Sealed? These seven questions are very important, and so are the answers. The best time of the year to seal a parking lot is anytime from April through the end of October. The temperature should be over 15 degrees Celsius so the sealing process is able to cure accurately. When the temperature is below 15 degrees Celsius, then the sealing simply will not cure. The rain has a big effect on sealing a parking lot. If it has rained the night before you are scheduled to seal the parking lot, the appointment may have to be rescheduled. Rain can affect the sealing, as it does not allow the sealant to dry appropriately. The sealant should be on at least six to eight hours before the rain hits it.

It generally takes 24 hours after the sealant is applied before one can drive on the parking lot, but all parking lots and conditions are different and your contractor will discuss the correct driving time for your parking lot. If your lot has an abundance of cracks, then the cracks will have to be repaired before the sealant can be applied, because sealant is not considered a repair project for cracks.

To prepare for the sealing process on your parking lot, you should remember not to wash your parking area with a lot of water. The parking lot has to be free of any water and moisture. Your contractor will fully prepare the parking lot for the sealing process.

Asking questions will assist you in determining the right contractor to hire. An honest contractor will encourage you to ask as many questions as you wish.

How Long Do Parking Lot Stripes Last?

Parking lot stripes can vary on how long they can last before fading. The factors that determine the life of parking life stripes are the weather and the traffic that is on the parking lot. Some parking lots can have their stripes re-done every few years, while other businesses have to have their parking lot stripes done every other year.

How Long Do Parking Lot Stripes LastA well maintained parking lot and with bold, clear stripes is essential for any business. Parking lot stripes not only make the lot look better, but also provide safety to pedestrians and drivers. The stripes will allow a driver to know that they are in an allotted space, while the pedestrian stripes will keep traffic safe while crossing the street.

How do you know when it is time to have your parking lot stripes done? When your stripes are faded and cannot be seen clearly. Parking lot stripes can be done quickly and only needs 24 hours to dry completely. Many contractors can schedule a time when your business is closed to complete the striping process. The contractor can also go over other options for your parking lot such as redesigning the spaces in the parking lot to get more parking at your business, or adding directional arrows to show traffic how to get to your business.

There is an added benefit to having parking lot stripes. As drivers, we do not really realize the importance of the parking lot stripes, until you go out to your car and see a car directly next to your car; there isn’t enough space to even open your door! The other car has come over the parking lot stripe and is not in your space. Striping works to prevent this issue by adding boundaries to all drivers to stay in their allotted space.

The best time to get your parking lot stripes redone is when they are beginning to fade. This can happen fairly quickly if you are in an area where you experience very hot weather and freezing temperatures. The stripes can crack and fade due to the weather, but the cost is quite affordable. Call your local contractor to get a bid on redoing all the stripes in your parking lot. Not only will you be happy, but your customers will be as well. There is nothing better to a customer’s first impression than a well maintained parking lot.

How Do I Know How Many Cars My Parking Lot Can Hold?

Knowing how many cars your parking lot can hold may help determine how much sales your business can expect to have. Businesses want to make sure they have enough parking spaces to accommodate their customers. If the parking lot is full, then customers will go to another establishment rather than wait for a parking spot.

How can you find out how many cars your parking lot can hold? The size of the car does not matter, as parking spaces are all the same size. The parking spaces are measured in two different ways. One ways is to compare the square feet of the floor space of your business, then have the parking spaces three times that size, or a 3: 1 ratio. The second way is to have 300 square foot of parking spaces for each 1,000 square foot of space in your business. For example, if your business has 20, 000 square foot, then you have 175 parking spaces.

To know the exact numbers of parking spaces for cars that your parking lot can hold is to hire a contractor who will measure the parking lot, then add the appropriate amount of space for each parking space. You will also have to consider having plenty of room for walking, carts, and lighting. This will take away from any parking. Each parking space will be lined out to the correct width and length. The contractor will know exactly how many cars will be able to park in your parking lot.

Having your parking spaces striped will not only make the parking lot look better, but will keep each car parking in their own parking space. This eliminates the problem of cars parking anywhere they choose to park. The stripes will also keep cars safer along with providing that limit for other drivers. When your parking stripes start to fade, then it is recommended to have the stripes redone. There is nothing worse than a parking lot not being maintained, as customers may feel that the owner doesn’t care about the customers’ vehicles or their business.

There are several ways to find out how many cars can be parked in your parking lot. Having your contractor do this for you will provide you with an exact number of cars that you can expect to park in your parking lot.

What Signage is Required in a Parking Lot?

We all park in a parking lot at least once each week. We use parking lots for work, hospitals, carpooling, shopping, and so many other places. Who would have thought that parking lots have signage requirements? Every parking lot in the United States has a requirement, but what are they?

All signs are required to have line-spacing between two different messages, as this will show an end to one message. The text should not run to the edge of the sign. There needs to always be a space and margin on the sign. If there is more than one line of message on the sign, then the most important message should be the top first line.

The text on the sign should never be smaller than three inches in capital letters. This is so that a moving vehicle can read the sign with ease. If the text is to be read by pedestrians, then it should be at least one and a half inches in capital lettering height. The text on the sign should be familiar to see and understand. Using the same lettering that is on the highway signs is recommended. The sign messages should be at least 24 inches above grade, the perfect size for reading. You can select any background color, but one that matches the building or business is recommended.

What Signage Is Required In A Parking Lot

Having handicap parking is mandatory for all parking lots. The handicap parking must be close to the building or business and accessible with ease. The sign should be in front of the parking and where it is easy to see. The parking space should be at least 60 inches wide, which allows enough space to allow a wheelchair to enter or exit the car with ease.

There are many different signs that can be used on parking lots. The signs can be any color, except for the handicap or speed limit sign. These are the same for all parking lots. They are well recognized and can be seen with ease.

If you are wanting to add signage to your parking lots and confused on where and what kind to use, then you can contact your local government office for any questions. The local office will be able to give you the information needed on signage for your property.
